A settlement can be a stressful time, before you book your removal truck make sure that you check with your conveyancer to see that your project is running smoothly and on time. Please note that although your offer and acceptance may state a particular date settlement may not always be effected on that day.
Buyers make sure that your final inspection is carried out 5 days prior to the due date so that anything that is required to be repaired is carried out prior to settlement.

- Make sure that all light switches are in working order, test all the power points (we suggest you take a small appliance to help with testing), make sure that the oven/hotplates work, dishwater, heaters, air conditioners and exhaust fans are all in working order. With regards to the plumbing, check that the hot water systems is working - turn on a hot tap to make sure that there is hot water, flush the toilets, turn on the taps and to make sure that there is good drainage - half fill up a sink and then let the water drain out to see if it flows smoothly.
- The Seller is only required to leave the property in the same condition as it was in immediately before the contract date. Full working order can only be expected if it has been included as a condition of the contract.
- If there is a pool on the property, make sure that the pumps are in working order by turning them on, reticulation turn it on to make sure that this is working and that there are no broken sprinkler heads.
- Also ask the seller to leave any manuals that they may have in a draw in the kitchen for your reference and retention.
Make sure that you have notified all the relevant authorities that you have sold/purchased a property and that your forwarding address is now... to ensure that you still receive your mail for example; renewal notices, bank statements etc.
